att the ffeasts of All Saints and Phillipp and Jacob now last past Up[p]on Condic[i]on that the said terme shall cease and be void if the said rent or any part thereof shall be behind and unpayd ffifty days next after any of the said ffeasts or dayes of payment aforesaid, A nd the said Tristram and Michaell or some other able and su fficient Ten[a]nt fitt for habitac[i]on in the said Castle or Capitall M essuage with his ffamily shall from tyme to tyme duringe the said T erm of years be resident and inhabitant in and up[p]on the said Ca stle or capital messuage with his family and tenn other able and sufficient ten ants with their families shall from time to time duringe the aforesaid terme, be inhabitant in and upon the aforesaid premisses and that all the Ten[a]nts of the aforesaid premises shall duringe the aforesaid terme grind att his Majesy’s mill within the aforesaid late Mannor or Proporc[i]on all his and their mault corne, and grayne which he or they shall expend or use upon the p[re]misses or beinge ground shall sell to any person or persons and pay for grindinge thereof to the Miller of the said mill for the tyme beinge the sixeteeneth part of the said Mault corne and grayne, And that the said Tristram and Michaell and their assignes shall twice in every yeare of the said Terme keepe the said Court Leete and cause the matters and proceedings of the said Court yearly to be fair ly written and ingrossed in a booke and att the end of the said term deliver upp the said booke to the use of his Ma[ies]ty his heires and Successors and shall and will within five yeares next com[m]ing erect build and fully finishe up[p]on the aforesaid p[re]misses two good and suff icient houses of tymber stone or bricke after the m anner and f ashion of English houses every of the said houses to b e two stories high and to conteine fower roomes att the least, an d keep preserve and maintain the aforesaid Castle or Capitall Mess uage and all other the aforesaid houses edifices and buildings in g ood and sufficient reparations and shall within seaven yeares now next coming sever and divide the aforesaid premisses with dike and do uble quicksett where quicksett will growe, and with other good and sufficient ff ences and inclosures where quicksett will not g row into [...] s everal closes more then the same now are, and t he same being soe severed made and devided, and all other the hed ges ditches and inclosures up[p]on or belonginge to the foresaid premises shall keep and maintayne well and sufficiently ffenced ditched enclosed and quicksetted duringe the said Ter m and shall yearly during the said Terme sett and plant up[p]on some part of the aforesaid premisses T wenty young trees of [...] fit or likely to growe to be timber trees and the same or others to be set or planted in the ro oms and steads of such of them as shall happen to dye shall maintain preserve and keep from hurt and spoyle duringe th e said term and shall at his and their prop[er] costs and chard ges during the said term have and keepe in readines upon the foresaid premises [...] and sixe Musket s furnished in such manner as the same

And the said Tristram and Michael, or some other able and sufficient tenant fit for habitation in the said castle or capital messuage with his family, shall, from time to time during the said term of years, be resident and inhabitant in and upon the said castle or capital messuage with his family and ten other able and sufficient tenants with their families, shall, from time to time during the aforesaid term, be inhabitant in and upon the aforesaid premises, and that all the tenants of the aforesaid premises shall, during the aforesaid term, grind at his Majesy’s mill within the aforesaid late manor or Proportion all his and their malt, corn, and grain which he or they shall expend or use upon the premises or being ground shall sell to any person or persons, and pay for grinding thereof to the miller of the said mill for the time being the sixteenth part of the said malt, corn, and grain. And that the said Tristram and Michael and their assigns shall twice in every year of the said term keep the said court leet and cause the matters and proceedings of the said court yearly to be fairly written and engrossed in a book, and at the end of the said term deliver up the said book to the use of his Majesty, his heirs and successors, and shall and will, within five years next coming, erect, build, and fully finish upon the aforesaid premises two good and suficient houses of timber, stone, or brick, after the manner and fashion of English houses, every of the said houses to be two stories high and to contain four rooms at the least, and keep, preserve, and maintain the aforesaid castle or capital messuage and all other the aforesaid houses, edifices, and buildings in good and sufficient reparations, and shall, within seven years now next coming, sever and divide the aforesaid premises, with dikes and double quicksett where quicksett will grow and with other good and sufficient fences and enclosures where quicksett will not grow, into […] several closes more then the same now are, and the same being so severed, made, and divided, and all other the hedges, ditches, and enclosures upon or belonging to the foresaid premises shall keep and maintain well and sufficiently fenced, ditched, enclosed, and quicksetted during the said term, and shall yearly during the said term set and plant upon some part of the aforesaid premises twenty young trees of […] fit or likely to grow to be timber trees, and the same or others to be set or planted in the rooms and steads of such of them as shall happen to die shall maintain, preserve, and keep from hurt and spoil during the said term, and shall at his and their proper costs and charges during the said term, have and keep in readiness upon the foresaid premises […] and six muskets furnished in such manner as the same
