of All S[ain]ts and Phillip and Jacob yearly by equall portions upon condic[i]on that the said Terme shall cease and be voyd if the said rent or any part thereof shall be behind and unpaid fifty daies after any of the said ffeasts or days of payment aforesaid. And that the said John or his assignes shall within five yeares now next cominge erect, build and fully finishe upon the p[re]misses one good and sufficient house of stone, bricke, or tymber after the manner of an English howse two stories high att the least, and conteininge four roomes att the least. And that the said John ffreeman his Executors Administrators or some other able and sufficient Tenn[an]t fitt for habitac[i]on in the said Castle or Capitall Messuage with his ffamily and tenn other able and sufficient Tenn[an]ts with their ffamilys shall from time to time duringe the said Terme of years be resident and inhabitant in and upon the said Castle, Capitall Messuage, or Mannor howse and other the aforesaid p[re]misses and shall grind at his Ma[ies]t[ie]s Mill within the aforesaid late Mannor or P[ro]porc[i]on all his and their mault, corne, and grayne which he or they shall expend or use upon the p[re]misses or beinge ground shall sell to any p[er]son or p[er]sons and pay for grindinge thereof to the Miller of the said Mill for the tyme beinge the sixeteenth part of the said Mault, corne and grayne, and shall twice in every yeare of the said Terme keepe the said Court Leete, and cause the matters [and] proceedings of the said Court yearly to be fairely written and in grossed in a booke and att the end of the said Terme draw upp the said booke to the use of his Ma[ies]ty his heyres and Successors and keepe and maintaine the aforesaid Castle, Capitall Messauge, or Mannor howse and all other the aforesaid Messuages, Mills, edifices and buildings in good and sufficient rep[er]ac[i]ons and shall within seaven yeares now next ensuinge sever and devide the aforesaid p[re]misses with dike and double quicksett where quicksett will growe and with other good and sufficient ffences [and] inclosures where quicksett will not growe into tenn severall closes more then the same now are and the same beinge soe made severed and devided and all other the hedges ditches [and] inclosures upon or belonging to the aforesaid p[re]misses shall keepe, and maintayne well [and] sufficiently fenced, ditched, inclosed [and] quicksetted duringe the said Terme. And shall yearly duringe the said Terme sett and plant upon some part of the aforesaid p[re]misses twenty young trees of oake, ashe, or siccamore fitt or likely to growe to be tymber trees, and the same or other to be sett or planted in the roomes and steads of such of them as shall happen to dye shall maintaine, p[re]serve and keepe from hurt and spoyle duringe the said Terme, and att his and their Costs, and chardges shall keepe cleane and decent and well [and] sufficiently repaired scoured and amended from tyme to tyme duringe the said Terme sixe Musketts furnished and sixe corsletts [and] pikes furnished, now delivered and left in the Custody of the said John ffreeman and att the said or other end or determinac[i]on of the said Terme shall leave and deliver the same upp att the said Castle or Capitall Messuage to the use of his Ma[ies]ty his heyres and successors. And that upon reasonable request there shall be allowed and sett out unto the said John or his assignes from time to tyme during the said term by the Woodward or other O fficer of his Ma[ies]ty

And that the said John or his assigns shall within five years now next coming erect, build, and fully finish upon the premises one good and sufficient house of stone, brick, or timber after the manner of an English house two stories high at the least and containing four rooms at the least. And that the said John Freeman, his executors, administrators, or some other able and sufficient tenant fit for habitation in the said castle or capital messuage, with his family and ten other able and sufficient tenants with their families, shall from time to time during the said term of years be resident and inhabitant in and upon the said castle, capital messuage, or manor house, and other the aforesaid premises, and shall grind at his Majesty’s mill within the aforesaid late manor or Proportion all his and their malt, corn, and grain which he or they shall expend or use upon the premises, or being ground shall sell to any person or persons and pay for grinding thereof to the miller of the said mill, for the time being the sixteenth part of the said malt, corn, and grain, and shall twice in every year of the said term keep the said court leet, and cause the matters and proceedings of the said court yearly to be fairly written and engrossed in a book, and at the end of the said term draw up the said book to the use of his Majesty, his heirs and successors, and keep and maintain the aforesaid castle, capital messuage, or manor house and all other the aforesaid messuages, mills, edifices, and buildings in good and sufficient reparations, and shall within seven years now next ensuing sever and divide the aforesaid premises with dikes and double quicksett where quicksett will grow, and with other good and sufficient fences and enclosures where quicksett will not grow, into ten several closes more then the same now are and the same being so made, severed, and divided, and all other the hedges, ditches, and enclosures upon or belonging to the aforesaid premises shall keep and maintain well and sufficiently fenced, ditched, enclosed, and quicksetted during the said term. And shall yearly during the said term set and plant upon some part of the aforesaid premises twenty young trees of oak, ash, or sycamore, fit or likely to grow to be timber trees, and the same or other to be set or planted in the rooms and steads of such of them as shall happen to die, shall maintain, preserve, and keep from hurt and spoil during the said term, and at his and their costs and charges shall keep clean and decent and well and sufficiently repaired, scoured, and amended from time to time during the said term, six muskets furnished and six corslets and pikes furnished, now delivered and left in the custody of the said John Freeman and at the said or other end or determination of the said term shall leave and deliver the same up at the said castle or capital messuage to the use of his Majesty, his heirs and successors. And that upon reasonable request there shall be allowed and set out unto the said John or his assigns from time to time during the said term by the Woodward or other Officer of his Majesty,
