or either of them at the feasts of All Saints and Phillip and Jacob by equal portions uppon Condi tion that the said term shall cease and be void if the said rent or any part thereof shal[l] be behind and unpaid by the space of fifty days next after any of the said ffeasts or daies of paim ent aforesaid and the said Tristram Beresford his executors or administrators or some other able and sufficient ten[a]nt with his family shall from tyme to tyme during the said terme of one and twenty y ears be resident and inhabitant in and uppon the aforesaid p[re]misses and grind at his ma[ies]ties mill in Colerane aforesaid all his and their mault corne and graine which he or they shall expend or use uppon the p[re]misses or being ground shall sell to anie person or persons and pay for grinding thereof to the Miller of the said mill for the tyme being the sixteenth part of all the said mault corne and graine and keepe and mainteine the aforesaid messuage or tenem[en]t with the appurten[a]nc[e]s during the said terme in good and sufficient reparations and within five yeares next ensueing well and sufficiently fence enclose and set with double quicksett all the fences and inclosures belonging unto the foresaid premises and the same soe well and sufficiently fenced inclosed and quicksetted shall keepe and mainteyne during the residue of the said term and shall yearly during the said terme sett and plant upon some p[ar]t of the foresaid premises twenty young trees of oak ashe or elme fitt or likely to grow to be timber trees and the same or others to be set and plannted in the roomes and steads of such of them as shall happen to die shall mainteyne p[re]serve and keepe from hurt and spoil during the said term and shall att his and their propp[er] costs and charges during the said terme have and keepe in readines for the service of his ma[ies]tie his heires and successors two musketts furnished in such manner as the same shal[l] be allowed by the muster master of the county in which the said premisses are for the tyme being And that his ma[ies]tie will be pleased to confirme this agreement by his l[ett]res patents under the great Seal of England and that the said Tristram Beresford shall coven[a]nt and grant thereby for him his heires executors administrators and as signs to performe what is hereby agreed on his part In witnes whereof the said Commissioners and the said Tristram Beresford have putt to their hands the day and yeare abovewritten:

The said eighteenth day of July the aforesaid Commmissioners for and on his ma[ies]ties behalfe by vertue of the said Commission and Tristram Beresford of Colerane aforesaid the younger Esquire doe conclude and agree that the said Tristram Beresford the younger and his assignes shall have and hold all that messuage or tenement garden [and] backside with th[e] appurten[a]nc[e]s in Colerane aforesaid bounding to the great bogg and the [...] Abby land and conteining by estimac[i]on ffower and fourty acres Irish measure all which p[re]misses now are or late were in the tenure or occupac[i]on of Tristram Beresford the younger Esquire or his assigns with all waies and passages to the aforesaid premises or any part thereof belonging or formerly enjoyed therewith with the like exceptions and for the term of one and twenty years from the feast of Phillip and Jacob now last past and for and under the yearly rent of fourteen pounds sterling payable in such manner and at such days and
or either of them at the feasts of All Saints and Phillip and Jacob by equal portions, upon condition that the said term shall cease and be void if the said rent or any part thereof shall be behind and unpaid by the space of fifty days next after any of the said feasts or days of payment aforesaid, and the said Tristram Beresford, his executors or administrators or some other able and sufficient tenant with his family shall, from time to time during the said term of one and twenty years, be resident and inhabitant in and upon the aforesaid premises, and grind at his Majesty’s mill in Coleraine aforesaid all his and their malt, corn, and grain which he or they shall expend or use upon the premises, or being ground shall sell to any person or persons and pay for grinding thereof to the miller of the said mill, for the time being the sixteenth part of all the said malt, corn, and grain, and keep and maintain the aforesaid messuage or tenement with the appurtenances during the said term in good and sufficient reparations, and within five years next ensuing well and sufficiently fence, enclose, and set with double quicksett all the fences and enclosures belonging unto the foresaid premises, and the same so well and sufficiently fenced, enclosed, and quicksetted shall keep and maintain during the residue of the said term, and shall yearly during the said term set and plant upon some part of the foresaid premises twenty young trees of oak, ash, or elm fit or likely to grow to be timber trees, and the same or others to be set and planted in the rooms and steads of such of them as shall happen to die, shall maintain, preserve, and keep from hurt and spoil during the said term, and shall at his and their proper costs and charges during the said term have and keep in readiness for the service of his Majesty, his heirs and successors, two muskets furnished in such manner as the same shall be allowed by the Muster Master of the county in which the said premises are for the time being. And that his Majesty will be pleased to confirm this agreement by his letters patent under the great Seal of England. And that the said Tristram Beresford shall covenant and grant thereby for him, his heirs, executors, administrators, and assigns to perform what is hereby agreed on his part. The said eighteenth day of July, the aforesaid commmissioners for and on his Majesty’s behalf by virtue of the said commission, and Tristram Beresford of Coleraine aforesaid, the younger, esquire, do conclude and agree that the said Tristram Beresford, the younger, and his assigns shall have and hold all that messuage or tenement, garden, and backside with the appurtenances in Coleraine aforesaid, bounding to the great bog and the […] Abby land and containing by estimation four and forty acres Irish measure, all which premises now are or late were in the tenure or occupation of Tristram Beresford, the younger, esquire or his assigns with all ways and passages to the aforesaid premises or any part thereof belonging or formerly enjoyed therewith, with the like exceptions and for the term of one and twenty years from the feast of Phillip and Jacob now last past, and for and under the yearly rent of fourteen pounds sterling payable in such manner and at such days and
