T he [...] his ma[ies]ties [...] Archibald Stewart of [...] do conclude and agree that the said Archibald Stewart and his assignes shall have and hold All that Captitall Messuage [...] stable and ga rden [...] in the Towne of Colerane neere the River of the Bann and [...] closes or p[ar]cells of land and pasture with th[e] appurten[a]nc[e]s in Colerane aforesaid and adioining to the River of the Bann and the lands of the Earle of Antrim conteining by estimac[i]on thirtie and seaven acres Irish measure now or late in the tenure or occupac[i]on of S[i]r ffranncis Co[...] knight or his assignes And allsoe one other close or parcell of pasture w[i]th th[e] appurten[a]nc[e]s in Colerane aforesaid conteining by estimac[i]on seaven [and] twenty acres Irish measure and now or late in the tenure or occupac[i]on of Tristram Beresford esq[uir]e or his assignes with all waies and passages thereunto belonging or formerly enioyed therewith Excepting and reseving unto his ma[ies]tie his heires and successors all timber and tymber trees mynes and quarryes in uppon or belonging to the p[re]misses or any p[ar]t thereof and reasonable and convenient wayes and passages over the p[re]misses for other ten[a]nts of his ma[ies]ties other lands and allsoe the River of Bann and the ground and so il thereof and all the ffishings and takeing of Sallmons Eeles and other ffishe in the River of Bann with free lib[er]ty for his ma[ies]tie his heires and successors to make houses and draw their netts and doe any other thing else whatsoever upon the p[re]misses concerning the said ffishings for the terme of one and twenty yeares from the ffeast of Phillip and Jacob now last past for and under the yearly rent of ffifty pounds sterling paiable unto his ma[ies]tie his heires and successors into the receipt of his ma[ies]ties Excheq[ue]r in England or unto the hands of the Receiver of his ma[ies]tie his heires and successors for the tyme being for the Reven[n]ue of Londonderry al[l]s[o] Derry and Colerane or either of them att the ffeasts of All Saints and Phillip and Jacob by equall porc[i]ons Upon Condic[i]on that the said Terme shall cease and be voyd if the said Rent or any p[ar]t thereof shal[l] be behind and unpaid by the space of ffifty daies next after any of [th]e said ffeasts or dayes of paim[en]t aforesaid And the said Archibald Stewart his executors or administrators or some other able and sufficient ten[a]nt with his family shall from time to time during the said terme of one and twenty yeares be resident and inhabitant in and uppon the aforesaid p[re]misses and grind att his ma[ies]t[ie]s Mill in Colerane aforesaid all his and their mault corne and graine which he or they shall expend or use upon the p[re]misses or being ground shall sell to any person or p[er]sons and pay for grinding thereof to the miller of the said Mill for the time being the sixteenth part of the said malt corn and grain [...]

The […] his Majesty’s […] Stewart of […] do conclude and agree that the said Archibald Stewart and his assigns shall have and hold all that capital messuage, […] stable, and garden […] in the town of Coleraine near the River of the Bann, and […] closes or parcels of land and pasture with the appurtenances in Coleraine aforesaid and adjoining to the River of the Bann and the lands of the Earl of Antrim, containing by estimation thirty and seven acres Irish measure, now or late in the tenure or occupation of Sir Francis Co[…], knight, or his assigns. And also one other close or parcel of pasture with the appurtenances in Coleraine aforesaid, containing by estimation seven and twenty acres Irish measure and now or late in the tenure or occupation of Tristram Beresford, the elder, esquire, or his assigns, with all ways and passages thereunto belonging or formerly enjoyed therewith. Excepting and reseving unto his Majesty, his heirs and successors all timber and timber trees, mines, and quarries in, upon, or belonging to the premises or any part thereof, and reasonable and convenient ways and passages over the premises for other tenants of his Majesty’s other lands, and also the River of Bann and the ground and soil thereof and all the fishings and taking of salmon, eels, and other fish in the River of Bann with free liberty for his Majesty. his heirs and successors to make houses and draw their nets and do any other thing else whatsover upon the premises concerning the said fishings, for the term of one and twenty years from the feast of Phillip and Jacob now last past for and under the yearly rent of fifty pounds sterling payable unto his Majesty, his heirs and successors, into the receipt of his Majesty’s Exchequer in England, or unto the hands of the Receiver of his Majesty, his heirs and successors for the time being for the revenue of Londonderry, also Derry, and Coleraine or either of them at the feasts of All Saints and Phillip and Jacob by equal portions. Upon condition that the said term shall cease and be void if the said rent or any part thereof shall be behind and unpaid by the space of fifty days next after any of the said feasts or days of payment aforesaid. And the said Archibald Stewart, his executors or administrators, or some other able and sufficient tenant with his family shall, from time to time during the said term of one and twenty years, be resident and inhabitant in and upon the aforesaid premises and grind at his Majesty’s mill in Coleraine aforesaid all his and their malt, corn, and grain which he or they shall expend or use upon the premises, or being ground shall sell to any person or persons and pay for grinding thereof to the miller of the said mill, for the time being the sixteenth part of the said malt, corn, and grain […]
