time being for the revenue of Londonderry als[o] Derry and Colerane or either of th em at the feasts of All Saints and Phillip and Jacob yearly by equall porc[i]ons Upon Condic[i]on that the said term shall cease and be void if the said rent or any part thereof shal[l] be behind and unpaid by the space of ffifty d ays next after any of the said feasts or days of paim[en]t aforesaid And that the said Henry Conway or some other able and sufficient tenant fit for habitac[i]on in the said Castell or Capitall messuage with his family shall from time to time during the said terme of one and twenty yeares be resident [and] inhabitant in and upon the aforesaid castle capitall Messuage or Mannor house and that during the said term there shall be resident and inhabitant in and uppon the foresaid p[re]misses [...] other able and sufficient ten[a]n ts with their families and that all the ten[a]nts of all [th]e foresaid premises shall during the said terme grind att his ma[ies]ties mill within the foresaid late Mannor or Pro portion all his and their mault corne and graine w[hi]ch he or they shall expend or use upon the p[re]misses or being ground shall sell to anie person or persons and pay for grinding thereof to the miller of the said mill for the time being the sixteenthe part of all the said mault corne and grain and shall twice in every yeare of the said terme keepe the said Court Leete and cause the matters and proceedings of the said Court yearly to be fairely written and ingrossed in a book and at the end of the said terme deliver upp the said booke to the use of his ma[ies]tie his heires and successors and that the said Henry Conway and his assignes shall within ffive yeares now next comeing erect and build and fully finishe upon the p[re]misses two good and sufficient houses of timber stone or bricke in the manner and fashion of Englishe houses everie of the said houses to be two stories highe and to conteine fower roomes att the least and that the said Henry and his assignes shall during the said terme keepe and mainteine the foresaid Castle Capitall messuage or Mannor house and all other the foresaid houses edifices and buildings in good and sufficient reparac[i]ons and shall within Seaven yeares now next comeing with dike and double quicksett where quicksett will growe [and] with other good and sufficient fences and inclosures where quicksett will not growe make sever and devide the foresaid p[re]misses into twenty closes more then the same now are and the same being soe made severed and devided and all other the hedges ditches and inclosures upon or belonging to the foresaid p[re]misses shall keepe and mainteine well and sufficiently fenced ditched inclosed and quicksetted during the said terme and shall yearly during the said terme sett and plant upon some part of the foresaid p[re]misses ffiftie young trees of oake ashe and ellme fitt and likely to growe to be timber trees and the same or others to be set and planted in the roomes and steeds of such of them as shal[l] be happen to dye shall mainteine p[re]serve and keepe from hurt and spoile during the said terme And att his and their costs and chardges shall for the service of his ma[ies]tie his heires and successors keepe cleane and decent and well and sufficiently repaired scowred and emended from time to time during the said terme five musketts furnished and ffive Corsletts and pikes furnished formerly delivered and left in the Custody of the said Henry [and] att the end or other determinac[i]on of the said terme shall leave and deliver the same up att the said Capitall messuage to the use of his ma[ies]tie his heires and succesors And that upon reasonable request there shal[l] be allowed and sett out to the said Henry Conway or his assigns from time to time during the said terme by the Woodward or officer of his ma[ies]tie his heirs and successors rough timber for building the foresaid two houses soe as aforesaid to be built and houseboote in convenient places within the late countie of Londonderry to be spent uppon the p[re]misses and not elsewhere And that the said Henry and his assignes shall and may from time to time during the said terme have and take cartboote ploughboote fireboote and hedgboote to be taken in and upon the roots stumps and trunckes of trees lyeing on the ground and not fit for building thornes bushes shreadings and lopps of trees and underwoods groweing uppon the p[re]misses if the same be there to be had the same to be spent uppon the p[re]misses and not otherwise And that the said Henry and his assignes shall within three yeares now next comeing fence inclose and incopice with dike and quicksett twentie acres of Irishe measure of the woods and woodgrounds p[ar]cell of the foresaid p[re]misses and the same with good and sufficient fences and inclosures shall well and sufficiently p[re]serve and keepe during the said terme and also the same twentie acres shall during the said terme p[re]serve and keepe as Coppicewoods from hurt and spoile and upon everie felling that shal[l] be made thereof shall new incoppice the same with sufficient ffences and inclosures after the manner and usage in England and shall also preserve and keepe uppon everie acre of the foresaid twenty acres att every felling and cutting thereof thirty young storiers and thirtie standalls of oak or ashe fitt to make

And that the said Henry Conway or some other able and sufficient tenant fit for habitation in the said castle or capital messuage with his family shall, from time to time during the said term of one and twenty years, be resident and inhabitant in and upon the aforesaid castle, capital messuage, or manor house, and that during the said term there shall be resident and inhabitant in and upon the foresaid premises […] other able and sufficient tenants with their families, and that all the tenants of all the foresaid premises shall, during the said term, grind at his Majesty’s mill within the foresaid late manor or Proportion all his and their malt, corn, and grain which he or they shall expend or use upon the premises or being ground shall sell to any person or persons and pay for grinding thereof to the miller of the said mill, for the time being the sixteenth part of all the said malt, corn, and grain, and shall twice in every year of the said term keep the said court leet and cause the matters and proceedings of the said court yearly to be fairly written and engrossed in a book, and at the end of the said term deliver up the said booke to the use of his Majesty, his heirs and successors, and that the said Henry Conway and his assigns shall, within five years now next coming, erect and build and fully finish upon the premises two good and sufficient houses of timber, stone, or brick in the manner and fashion of English houses, every of the said houses to be two stories high and to contain four rooms at the least, and that the said Henry and his assigns shall, during the said term, keep and maintain the foresaid castle, capital messuage, or manor house and all other the foresaid houses, edifices, and buildings in good and sufficient reparations, and shall within seven years now next coming, with dikes and double quicksett where quicksett will grow and with other good and sufficient fences and enclosures where quicksett will not grow, make, sever, and divide the foresaid premises into twenty closes more then the same now are, and the same being so made, severed, and divided, and all other the hedges, ditches, and enclosures upon or belonging to the foresaid premises shall keep and maintain well and sufficiently fenced, ditched, enclosed, and quicksetted during the said term, and shall yearly during the said term set and plant upon some part of the foresaid premises fifty young trees of oak, ash, and elm fit and likely to grow to be timber trees, and the same or others to be set and planted in the rooms and steads of such of them as shall be happen to die shall maintain, preserve, and keep from hurt and spoil during the said term. And at his and their costs and charges shall, for the service of his Majesty, his heirs and successors, keep clean and decent and well and sufficiently repaired, scoured, and amended from time to time during the said term, five muskets furnished and five corslets and pikes furnished, formerly delivered and left in the custody of the said Henry, and at the end or other determination of the said term shall leave and deliver the same up at the said capital messuage to the use of his Majesty, his heirs and succesors. And that upon reasonable request there shall be allowed and set out to the said Henry Conway or his assigns, from time to time during the said term by the Woodward or Officer of his Majesty, his heirs and successors rough timber for building the foresaid two houses so as aforesaid to be built, and houseboot in convenient places within the late county of Londonderry to be spent upon the premises and not elsewhere. And that the said Henry and his assigns shall and may, from time to time during the said term, have and take cartboot, ploughboot, fireboot, and hedgboot to be taken in and upon the roots, stumps, and trunks of trees lying on the ground and not fit for building, thornbushes, shreddings and lops of trees, and underwood growing upon the premises if the same be there to be had, the same to be spent upon the premises and not otherwise. And that the said Henry and his assigns shall, within three years now next coming, fence, enclose, and encoppice with dikes and quicksett twenty acres of Irish measure of the woods and woodgrounds parcel of the foresaid premises and the same, with good and sufficient fences and enclosures, shall well and sufficiently preserve and keep during the said term, and also the same twenty acres shall, during the said term, preserve and keep as coppicewoods from hurt and spoil, and upon every felling that shall be made thereof shall new encoppice the same with sufficient fences and enclosures after the manner and usage in England, and shall also preserve and keep upon every acre of the foresaid twenty acres, at every felling and cutting thereof, thirty young storiers and thirty standalls of oak or ash fit to make
